Sales Surge in February!

According to data from the Charlottesville Area Association of Realtors (CAAR), sales in Albemarle County and the city of Charlottesville increased by 50% in February ’09 compared to January ’09. This data includes contingent, pending and sold contracts. Buyers today seem to be lured into the market for three main reasons:
1) prices – prices today are at a very attractive level compared to the last 2 years;
2) interest rates – the 30 year fixed has been hovering around 5%, which is an historical low;
3) selection – there is an excellent selection of available inventory across all prices ranges.
This was the best sales month for real estate in Charlottesville / Albemarle County since July 2008 and may signify the turn in the market. See graph below.
